  60’ Round Pen near Owners Barns

Constructed to strict criteria for proper drainage and cushioning for the horse, our 60-foot round pen is used by our owners to train and warm-up their hoses. Layering of block material, sand and crumb rubber make this facility a joy to use for the horse and owner.

The Highlands at Big South Fork is a recreation and horse-friendly community.  There will be a number of amenities provided to lot owners, including owners’ barns and pasture for lease, and of course trails.

The Highlands has a comprehensive Master Plan for the entire community.  This document outlines outstanding natural features, delineates common areas, greenways, locates shared use (horse & walking) trails and hiking only trails.  It locates owners’ barns, rotational turn-outs and other community facilities.

The Allardt Land Company registered the following Declaration in the Fentress County Courthouse along with the Covenants and Restrictions for The Highlands at Big South Fork:

This declaration pertains to the common areas and greenways which the Declarant intends to set apart, develop, and deed to a Property Owner’s Association when sufficient numbers of lots are sold and funds generated to maintain these common areas and greenways. The types and locations of the common areas will be determined by the Declarant, but its general intent is to create common areas and greenways which will enable lot owners to enjoy the best natural features of the area within the development and areas outside of the development, which provide beautiful views, a trail system for hiking and horseback riding, paved roads with underground utilities, pastures for lease or rent with owners’ barn stalls which will be allocated to owners of lots and a club house. The Declarant intends to make this a gated community for the benefit of the owners of lots and residents who live within the development.  The Declarant reserves the right to choose the common areas within the development and to decide on the size of each area, the use to which it might be put, and any limitations and restrictions that might be put on its use. The Declarant reserves the right to make changes in its plans as may be needed, but its commitment is to a quality development with common areas for the enjoyment of lot owners within the subdivision, including the features and opportunities that are identified in the previous paragraphs with a particular commitment and high priority given to the needs of owners of horses for a common area for pasturing and one or more owners’ barns as dictated by the needs of the lot owners.
